Epic Capital Venture Group
Epic Capital Venture Group is part of a larger group of private equity investors. Our group currently has approximately 25 million square feet of commercial assets under management and completes $100’s of millions in deals every quarter. Epic Capital Group is a Florida based branch of this larger group with access to the resources, relationships and expertise of our national team.
We are currently in active pursuit of value-add commercial real estate with a focus on Retail, Industrial and Multifamily assets. We act as principals/sponsors and often JV with partners who offer key expertise on deals. We also bring in-house capabilities for property management.
We rely heavily on our broker relationships to source off-market opportunities and maintain consistent deal flow. In many cases, we partner with brokers on both the buy-side and the sell-side, offering double commission.
Investment Criteria
- Value-add components such as: 15%-60% vacancy, below market rents, deferred maintenance, over-burdening of expenses, pad site/outparcel development, land development components, inflated tax values, gross lease structures, etc.
- In conjunction with the value-add components, we require discounts on pro forma value based on current condition and operations. Stated another way, we buy on current value, not pro forma.
- Immediate cash flow upon purchase. However, in some cases, we will consider fully vacant assets.
- Located in growing economic environments, usually large MSA's or tertiary locations with additional corporate investment or current market shortages.
- Prefer multi-tenant retail, industrial and multifamily assets, will consider others.
- Prefer purchase price between $1-$50 million. Typically our investments are $2-$25 million, based largely on current quality and performance of the asset.
